What makes this company different

Most general contractors on the Peninsula subcontract their plumbing and hand the permits back to the homeowner. We don't.

Licensed plumbing in house

We hold the Class C-36 plumbing license alongside our Class B General Building license. Most general contractors on the Peninsula subcontract every plumbing task — moving a sink, running a new gas or water line, relocating a drain. We do that work ourselves. On a real project it means fewer trades to schedule, no waiting on an outside plumber's calendar, and one company accountable for the work from rough-in to finish.

Permits pulled for you

We pull the permits and manage the building department, and the cost is built into the project. You don't deal with the city, and you don't chase inspectors. On the San Mateo County coast and in fire hazard zones, where the permitting is more involved, that experience is the difference between a project that moves and one that stalls.

Licensed plumbing in house

We have extensive experience with California Coastal Development Permits across three different jurisdictions on the San Mateo County coast — unincorporated San Mateo County, Half Moon Bay, and Pacifica. Each runs its own Local Coastal Program with its own rules. Knowing which applies to your property, before the project is priced, is what keeps the schedule honest.

Chapter 7A fire-zone construction

Parts of Woodside, Portola Valley and La Honda sit in California Very High Fire Hazard Severity Zones, where California Building Code Chapter 7A governs ignition-resistant construction. We have extensive experience building to those requirements, including a current active project in Woodside using fire-safe wood construction. A deck or a roof in one of these zones is a different specification — we price it that way from the start.

$1,000,000 pollution liability

Most of the housing stock on the San Francisco Peninsula predates 1978, which means renovation work can disturb lead paint or asbestos. Very few contractors carry pollution liability coverage. We carry $1,000,000 of it as part of our general liability program. On an older house, it is the coverage that matters.

Open Monday through Saturday

We work six days a week, Monday through Saturday. That means work can happen on days you are actually home to meet the crew and answer questions. We return calls the same business day.

Fully bilingual

English and Spanish, on every job and every call. The crew, the office, and the estimates all run in both languages.

Free estimates and site visits

Estimates and site visits are free, with no obligation. Abelino walks the project with you in person, and you receive a written estimate. If the numbers work, we move forward; if they don't, you still have a real assessment you can take anywhere.

How a project works

The same sequence whether the job is a kitchen, an addition, or an ADU.

1

First call to Melissa

You call (650) 580-1949 and speak with Melissa. She takes the details and arranges a free site visit. We return calls the same business day

2

Free site visit

Abelino walks the project with you in person, looks at the conditions, and talks through what the work actually involves.

3

Written estimate

You receive a written estimate. There is no charge for the estimate or the site visit, and no obligation.

4

Permits pulled by us

We pull the permits on your behalf and the cost is built into the project. You don't deal with the building department.

5

The build

The work proceeds with the licensed trades — including our own C-36 plumbing crew — and the specialist subcontractors each project calls for.

6

Inspections and walkthrough

Inspections are scheduled and managed in-house. We close out with a walkthrough of the finished work.

Who we work with

Homeowners directly, and alongside the professionals who design the work

Homeowners

Most of our work is for homeowners — kitchen and bathroom remodels, additions, ADUs, whole-house renovations, and the plumbing and structural work that goes with them. You can come to us with drawings in hand, or with nothing but an idea.

Architects & engineers

We build from engineered drawings and have long-standing relationships with architects and structural engineers across the Peninsula. Bring your own, or we can introduce one we have worked with for years.

Commercial clients

Restaurant and office build-outs and tenant improvements. Restaurant construction is plumbing-heavy — grease interceptors, floor sinks and drains, gas supply — and because we hold the C-36 plumbing license in house, we self-perform that work rather than subcontracting it.

Coastal Development Permits

The second approval process that catches coastside homeowners by surprise — and how it differs between unincorporated San Mateo County, Half Moon Bay, and Pacifica.
